A Roof Over Your Head

Going to purchase a new roof? Some things you may want to think about before making your decision. What could be a great personal investment now, could be a wise financial one in the future!

Growing up I always heard a comment from my father, "Be thankful that you have a roof over your head". Being a parent now, I have caught myself saying that same phrase to my own children. The more I think of that term, the more I thought about it in the wonderful world of construction. It makes a lot of sense. The roof is one of the most strongest and important structures to have when owning your home. Something that also needs to be addressed when purchasing a new home. If a roof is not structurally built to weather through the storm, down the road not only would you have the cost of repair, you more likely will have the cost of repair to the interior of your home as well.

If you have issues with your roof and have been contemplating a new one, it is best you get a professional opinion on the condition and what action is necessary. You may want to hire a professional inspector to determine the necessary steps you need to take seeing if you are in need of a new roof. Here are some things that need to be considered:

Having a sturdy storm-strength roof definitely rejuvenates the look to your home increasing the value. An older roof or a roof that is not maintained can exceptionally decrease in value. Having the well-maintained and sturdy roof makes for lower insurance rates decreasing the chance of damage by strong winds and heavy storms with pouring rain, hail or sleet. In order to find out if you are in need of a new roof or repair, it is best to wait until the Fall weather comes around and have it professionally inspected before heading in to the heavy-hitting Winter months.

As stated above, it is important that your roof is well-maintained. Being free of leaks and to make sure there are no signs that will cause issues of leakage down the road. Making sure gutters are checked and cleaned, checking the flashing to making sure it is in tact and does not interfere with water getting into the chimney or ventilation system. If the flashing is not secure and/or replaced if needed, it could cause future damage to water leaking into the interior of the home. An expense you definitely want to avoid. Shingles are another thing that should be looked at when you have an older roof in question of future repair or replacement, especially if you have many that are damaged, missing, or worn. The shingles are the main ingredient that protect the home. Pest damage can also be a leading factor to roof replacement. Termites are a leading factor to pest damage outside/inside the home and a professional inspector can determine how severe the damage is and what repairs need to be made if that should be a factor. Plant and overgrowth around the roof can also be a costly expense. A tree that has large limbs that can wrap around and grow around your roof can be a danger and attract a lightning line to the home if not addressed in a timely fashion.

Another importance you need to consider are those common mistakes when you go to purchase a new roof. For one, it is not an impulse purchase. It is something to carefully think through. A new roof is an investment that you will have for many years. It is a good return on the dollar. Being said, it is highly recommended that you do not cut corners on what covers your most cherished possessions you hold closely (your belongings inside the home). Always remember, when someone says, "You get what you pay for", it is true. The cheaper the roof you purchase, the more money you will pay down the road for costly repair. Shop around for a contractor, take your time and research. Do your homework to find a dependable contractor with a good reputation for your investment. Never hire a contractor that wants to start a project as soon as possible. Look them up online and see their rating with accredited agencies. References also go a long way too. You are making a nice size purchase so you want to trust dealing the contractor you have doing the work.

Make sure you hire someone that is in your area. They know the weather conditions and know the proper materials to use that are going to be weather appropriate for the climate you live. Another reason why you should have someone in your area perform a roofing job is not only their reputation for how long they are in business, but also WARRANTY WARRANTY WARRANTY! A roofing contractor that has a warranty standing by their work, is a guarantee they will be around to honor it is more likely than a contractor that could potentially be out-of-town to "out of business" down the road. Then what good is that warranty?

When seeking a professional roofing contractor make sure you take the necessary steps and precautions so you can find the right one. You will have a great end result, resulting in a perfect product and investment. A personal investment knowing your valuables are protected without worry. And lastly, a wise investment that will give you more bang for your buck in the future!
